CPAH and AHC homes:

CPAH, and our nonprofit partner, AHC, improve the local housing stock and provide high quality affordable housing opportunities by acquiring, rehabilitating and then reselling homes at affordable prices. We ensure all major structures and systems are safe, sound and code-compliant so that homebuyers achieve long-term housing stability. We also build new affordable homes.

Inclusionary Housing Program Homes:

CPAH helps the cities of Evanston, Highland Park and Lake Forest administer affordable homeownership units created through their inclusionary housing ordinances. These units are developed, owned and sold by private developers who are required to set-aside a certain percentage of units as affordable housing. CPAH manages the waitlist and determines eligibility for these units.

  • Eligibility requirements vary depending on the type of funding used; please refer to the individual property listing to determine eligibility criteria.
  • Homebuyers may be required to certify their intent to owner-occupy the home.
  • Homebuyers may be required to complete homebuyer education and counseling.
  • Down payment and closing cost assistance may be available for eligible homebuyers.

Income limits are based on annual GROSS household income (i.e. the combined pre-tax income from all sources for all members of the household) and are based on household size.
